A Procter  & Gamble survey states that when buyers decide to view a house, 78% of  objective elements are generally pre-determined before viewing.  These are location and size – both are  outside of the seller’s control.   However, elements that impact 72% of the first impression inside the  home are within the control of the seller.

We cannot  pick up a house and move it to another location.  However, staging will give your listing the  competitive edge over other homes in the area.   It is easier to overlook the location if the price is right and the  condition is excellent.
